How to Build a Customer List

When you are in marketing any kind of business you need a list of customers to offer your product or services to. If you are just starting out there are seven ways you grow that list of potential customers. The list is your life blood… Here are seven ways to grow your client list.

1. E-zine or a newsletter. People in this electronic age are reading and accessing more information then ever before. Find your niche, write articles. These article can be written on what you are selling. How you sell it or manufacture it. You have to continue to write articles to have a following. Take one or two days a week and sit down, focus, I know you can write eight to ten valuable article. You have control of when you want them published.

2. The same goes for forums, it is a subtle way of selling your product or services. If they want to have this information ,ask for their email address. You will get the visitor who likes what they read and also sign up

3. E books- this is a book of your article all in one easy package, in order to obtain this they will need to give you their email address. If you want earn some additional money have an affiliate site link on your site.

4. Squeeze page is a pre-sales letter that they place their email address in before they can go on to the site of products.

5. Membership sites. Offer free merchandise after purchasing so many products or for just signing up. People like to feel important have different levels of membership. That way they keep coming back and ordering in order to get to the next level of free merchandise or a percentage off their order.

6. Pop-up are windows to persuade people to sign up. Have the sign up information simple and quick, otherwise you may lose them by asking for too much information.

7. Virtual Marketing when they come in and sign up for the newsletter have a give away of a book, laptop, whatever you think will draw in more customers to your website.

You need your list, it is your lifeblood. Once you have them on the list make sure you do everything you can to continue to build trust in you and your company. Note on your website that you will not sell their name. If a customer has a complaint do everything you can to satisfy that customer. It only takes one unhappy customer to reduce your business. Don’t forget to thank them for their business and along with that first email offer them an unadvertised special. You will have approximately seventy percent reorder just as the result of that one thank you email. Keep track of what works and what doesn’t so as to fine tune your business skills. Use that list and leverage your earning power.

Work with a web designer to make a good-looking site that will display your product and company well.

Use advanced technology – Utilize the best network tools you can afford when building your forms. These will provide high-quality forms and are capable of producing reports. Reports will prove to be invaluable as you begin to sort through leads. Use fraud prevention to help potential clients know that the information they give you will be safe.

Advertise your site on as many related sites as you can, direct interested people to visit your web site by using one-click technology. Creative marketing will lead to more leads from more places. Investigate using your banner wherever possible but remember to stay within your budget.

Have a well-organized site. Use keywords to submit to all the search engines. Combine the keywords in the best ways to get the best use of them. A well-organized site is also essential in helping to generate leads. Make sure it can be easily navigated and that all the links work properly. Provide some interesting and useable information to site visitors as well.

Offer something for free. Produce a newsletter or product information that can be sent via email. People will be more likely to sign up for a newsletter or other information if it is no charge. They can then be added to your lead list. Be sure to send sales information along with the free information.

Follow Through. One of the biggest flaws with lead generation is that it requires follow-up. While there are some automated programs available, nothing beats the personal call for following up on leads.

Wholesaling Real Estate – How to Build a Buyers List

One of the most important things you can do, as a real estate investor who plans to wholesale property, is to build a buyers list starting right now.

Don’t wait until you have a property under contract to start building a list of potential investors and retail buyers that will be interested in deals that you find. Building a buyers list takes time and/or costs money. Why not save some money and start building your list using low or no cost methods (what I refer to as methods for poor folks) and then spend money to build your list only when you have an actual deal that you need to sell?

Here’s how to start building a buyers list using low and no cost methods:

Post Ads on Free Classified Ad Websites

Posting a number of different ads on free classified ad websites can start the process of growing your buyers list. Plus, this method is relatively easy to do (once you learn how), costs no money on most websites, and you will see almost immediate results in most cases.

What types of ads can you run? You can run generic ads looking for investors who are trying to find deals, ads seeking partners to team up with you on deals, ads for specific deals you have, and ads giving away a free real estate course or a list of distressed properties. These are just a few examples; with a little creativity, you could come up with many more.

I go into greater detail on the mechanics of how to post ads on CraigsList, the largest classified ad website, in another article.

Reply To Ads on Classified Ad Websites and in Newspapers

The nice thing about classified ad websites is that on the popular ones, you’re not alone. There are other investors posting ads to sell their deals or rent out their properties. Why not give them a call or drop them an e-mail to introduce yourself to them. Find out if they are looking for more deals and ask them if you can add them to your list of potential buyers to notify when you have a great deal. You can also do similar things with people who have posted ads in newspapers.

Network at Your Local Real Estate Group or on On-line Forums

Find out where investors hang out. Visit your local real estate investor club or association and meet other investors. Go to on-line discussion groups where investors are chatting and make new contacts there. Find investors that are blogging about their investing and make friends with them. If you have more time than money, these methods will help you both learn about investing strategies from other investors and build your buyers list.

Direct Mail Investors

A way that I use to quickly reach thousands of investors in my local market is direct mail. I get a list of investors that have recently purchased a house (often called the Absentee Owner List because the owner of the property is not living there) and mail them a postcard about a particular deal I have or about getting together to discuss investing. While this method has cost me about 32 cents per person mailed (including postage and printing), it has been a great way to instantly expand my investor network with people that have actually bought a house as an investment (and not those merely interested in buying a house).

The above methods are just a few ways that you can start building your buyers list. I recommend you start implementing one – or better yet, all – of these methods immediately to start building your list in anticipation of having a great deal to send out.

All internet marketers know the value of having a list and many think that they need to build as big a list as possible. This however is a mistake, the goal should be to get quality leads, not a huge number of poor leads. Building a quality list is primarily about adding people who are likely to buy something. This is done by narrowing your focus rather than trying to get everybody to join your list.

The best way to get quality leads to subscribe to your list is to use long tail keywords. Every good internet marketer knows that long tail keywords are the key making sales, yet it is remarkable how few apply the same logic to list building. Long tail keywords narrow the focus and weed out the people who are just looking for information. Finding prospects by concentrating on long tail keywords will greatly improve the quality of your list.

When people search for something using long tail keywords they are far more likely to buy something than some one who searches using a more generic term. People who use broad search terms are primarily looking for information. People who use long tail keywords are looking for something specific and are far better prospects. We want the people who are going to buy something on our list. We can make far more sales to this smaller group than we can to the larger group who are just looking for information.

The obsession with building a large list often leads internet marketers to do things like using PPC advertising to get people to their list. Even worse some people will actually buy a list of subscribers which is absolutely crazy. People added through these types of approaches are very unlikely to buy anything from you. In fact a lot of them will not even be interested in the niche your promoting. This is not the approach to building a quality list. You need to stop obsessing over quantity and start worrying about quality.

The difference between quality and quantity when it comes to list building is important for internet marketers to keep in mind. Building a quality list is far more important than having a large list. Focusing your efforts on people who are interested in your niche and likely to make purchases is far more likely to be successful than the shotgun approach of trying to add everybody to your list.

Building Your Buyers List With CraigsList

As you probably know already, building a list of investor buyers is a critically important first step to wholesaling real estate. CraigsList is an awesome and free tool that you can use to build your buyers list. Often people see one or two of the many ways you can use CraigsList for building a buyers list, but in this article I will share with you some of my better strategies for building a huge buyers list using nothing but CraigsList.

First, you can post your deals that are for sale to get inquiries from investors, and then ask them if they want to be added to your buyers list. This approach is frequently how wholesalers go about building their list. I will add one little twist for those who do not have deals of their own that they can market… ask other investors if you can help them market their deals – at no charge. Then, with their permission, you can market their deal, talk to more investors and build your list at the same time.

Second, you can inquire about deals that other investors have posted. Don’t be afraid to ask for more information about another investor’s deal. Find out what makes it a great deal. Find out what sort of discounts investors are getting for various types of houses. Find out what cash flow is like in your market. Doing this, you will educate yourself about your local market while building your real estate investor buyers list.

Third, you can contact investors that have properties for rent. Many people overlook this great way of meeting new investors and building their list. What is so great about people that have property for rent? They’re investors already. You know they’ve got at least one investment property and that makes them a better quality buyer than just someone inquiring about your deal.

One nice thing about building a buyers list based on investors that actually own property – like those who have property for sale or rent – is that you know they are serious investors that have purchased at least one piece of real estate before. You will find that many of your buyers who inquire about deals may be novice or first-time investors. Keep them on your list, but given the choice between first-time investors and investors that already own property, I’d rather have experienced investors on my list.

Fourth, place ads for real estate wanted. Not only might you find a deal, but other investors might call you to add you to their buyers list and you can add them to yours.

Fifth, place ads for real estate services. If you are offering to buy houses or find deals for people, then consider also putting an ad in the real estate services section as a bird-dog or wholesaler and attract more buyers to your list in that way as well.
Sixth, get creative. For example, I post ads in the “Free Stuff” section and give away a real estate course and list of deals. You can get creative too.

Using these six methods, you could easily build a buyers list of 300 people in a month in a modest sized city. To get 300 in a month, you’d need to hit 10 per day if you worked 30 days in a month to do it. Here’s a quick run down with estimates for number of buyers added:

- Post 1 ad per day of your own deal or another investor’s deal that you have permission to market (3 different properties posted 1 each day and repeating every third day). Adds 1 to 2 buyers per day.
- Post 1 ad every 3 days in real estate wanted. Adds 1 or 2 buyers per week.
- Post 1 ad every 3 days in real estate services. Adds 1 or 2 buyers per week.
- Post 1 ad in “Free Stuff” to give away a real estate course and property list every 3 days. Adds 1 or 2 buyers per day.
- Call 10 for rent ads per day. Adds 3 to 7 buyers per day.
- Call 10 deals for sale ads per day. Adds 2 to 3 buyers per day.

With that marketing mix, you should be able to add approximately 10 new real estate investor buyers to your list each day in order to grow a handsome sized list.

List Building – 7 Ways to Grow a Kick-Butt List

If you’re been list building a while, you may not be getting many subscribers every day, if you keep up the same old tactics. Here are some new ideas for you:

* Whenever you send out a message to your list, put a short paragraph at the end that asks them to pass the newsletter along to a friend. Or, tell your friends that they can subscribe, and give them the email address to your autoresponder.

* Use list building boxes on all your sites and blogs, at the very top of the page. Then, no one will miss them. When people read your blog and like it, they’ll subscribe to your list.

* Articles are very popular as a traffic tool, too. Use your main keyword at least 2-7% of the time, and use them to send people to your list building page or your blog, where the opt-in box is the first thing they see.

* Write or develop a product to give away and join some of the free giveaways that are always going on. Just be sure that you’re able to have people sign up directly for your autoresponder. Don’t make your getting someone’s name and email address a condition of how many people you recruit. Those suck. Free giveaways where you actually put in your list building opt-in box code or your autoresponder email address, for whichever list you are building, are the only way to go with those.

* Do a joint venture with someone. Say, “I’ll put one message about your product or service into my autresponder series, if you put one message about my product or service into yours.” That way, you’re promote each other’s stuff forever, and as you get better at list building and as your partner’s business grows, so will both of your lists.

* Find a good co-registration program, like List Hero, where your offering is listed with others and people can subscribe to a number of lists at once. These can bring very quick results.

* Have you ever been in direct sales and heard the term ABC, for Always Be Closing? In the Internet Marketing world, you might see, ABT, or Always Be Testing. But here’s what I think before anything else: ABL, Always Be List Building. If you want to succeed online, it’s really all about the list.

List Building Basics – Why Building a List is Your Goal and Your Gold

Alright, here’s the million dollar question: Is it easier to sell your product to a total stranger or to someone you have had contact with or done business with before? The answer is clear, it’s far easier to sell to someone you already know or has already done business with you. Why? The straight answer is TRUST! People buy from those they know, like and trust, period.

Okay, since we now understand this profound truth it should drive you to build a customer database of people who trust you and will buy from you when you have something of value to offer them. This open line of communication should be your goal as it will ensure long term profits and a stable source of income for your Internet business.

There are literally hundreds of ways you can go about list building but I’m going to focus on a couple that are really very effective. First, you can get involved with online forums related to your area of expertise. With so many people yearning for direction and information, you can simply provide strong advice and content for those looking for answers. After a few strong posts people will look to you as an authority and often respond to your recommendation to purchase products or services you provide. The other great thing about forums is that your posts remain viewable for years. This allows your name and information to live long for others to follow and contact you as well. Now remember, the more quality content and advice you have out there, the stronger your presence and potential customer base.

Secondly, you can build a mailing list of subscribers or opt-ins. These are individuals that have openly agreed to accept email correspondence from you regarding a certain topic of interest. There are a countless ways to build your subscriber list, but the most effective is to provide value in exchange for the right to contact them with future updates or products. An example would be a free 7-day boot camp or training series that provides additional information on the subscribers area of interest. Another example would be a “special report” with high quality content that can be freely downloaded for instant access.

The most important source for your list building efforts should be your existing customers. These are the people that trust you and believe in the quality of your products or services the most. Theses customers are expecting to here from you on a subconscious level because you are now joined in a relationship through your last transaction. The worst thing you can do is to allow this rapport and opportunity to stay in contact to die. Your goal is to build your customer base but your customer base is your gold.

Imagine sending an email offer to a list of 100,000 existing subscribers and just 3% of them purchase a $15 dollar item from you. That’s $45,000 in gross profit! Okay, maybe that scenario is too extreme for you to fathom. Just think of only 1,000 subscribers with a 3% conversion rate (those that actually purchased your $15 product). That would still be $450 in gross profit I’m sure your Internet business could use, right? Again, list building is your goal and your gold in online marketing.
